In the historic Mariners Mile area of Newport Beach, nestled between single-family homes, the bustling Pacific Coast Highway, and the commercial ventures along Newport Harbor, we have designed 42,347 sf of affordable mixed-use housing. With Newport Beach's high-priced market, we’ve made the beautiful city more accessible to a broader demographic.

Our project is designed with respect to its prestigious surroundings, situated 100 feet from the high-water mark to comply with regulations and preserve the coastal integrity. The zoning for mixed-use allows commercial spaces to animate the street front within 25 feet of the property line, while residential units are set back to create a peaceful living environment. Recognizing the unique needs of the community, we have also sought a variance to optimally position the residential buildings, enhancing accessibility while maintaining the area's aesthetic and functional balance.
