										<content:encoded><![CDATA[<p>Westgroup Designs was tapped by Jacobs Entertainment for the design of 245 North Arlington, their first ground-up development within the Reno Neon Line District, a $1.8 billion mixed-used project that will include entertainment, restaurants, retail and art. Designed in partnership with  Nelson Design Collaborative, the 84,000 sf project will add 60 apartment units to Reno’s downtown core, helping to revitalize Reno’s West Fourth Street Corridor and create a live-work-play environment downtown.  The new apartments come as Reno is experiencing a housing crunch, as demand outpaces existing supply.</p>
<p>The 5-floor apartment project will comprise different unit types, with 36 one-bedroom units accounting for the bulk of the rooms. In addition, 245 North Arlington will have 8 two-bedroom apartments and 16 studio units.</p>
<p>The new building offers a unique blend of style and functionality. The ground floor's versatile, mixed-use design caters to residents with an array of shops and boutiques and transforms into a charming event venue by night.</p>
<p>Originally designed as condominiums, construction cost increases necessitated that the project be converted to apartments, which allowed for a portion of the units to be set aside for workforce housing.</p>

										<content:encoded><![CDATA[<p>In the historic Mariners Mile area of Newport Beach, nestled between single-family homes, the bustling Pacific Coast Highway, and the commercial ventures along Newport Harbor, we have designed 42,347 sf of affordable mixed-use housing. With Newport Beach's high-priced market, we’ve made the beautiful city more accessible to a broader demographic.</p>
<p>Our project is designed with respect to its prestigious surroundings, situated 100 feet from the high-water mark to comply with regulations and preserve the coastal integrity. The zoning for mixed-use allows commercial spaces to animate the street front within 25 feet of the property line, while residential units are set back to create a peaceful living environment. Recognizing the unique needs of the community, we have also sought a variance to optimally position the residential buildings, enhancing accessibility while maintaining the area's aesthetic and functional balance.</p>
<p>This development isn't just about building homes; it's about fostering a sense of belonging and community in a way that respects both the natural and cultivated landscapes of Mariners Mile. We are committed to thoughtfully contributing to the neighborhood, ensuring our project integrates seamlessly into the fabric of the area.</p>

										<content:encoded><![CDATA[<p>WD undertook the complete public and administrative space renovation of The Remington Club, a community providing Independent Living, Assisted Living, Memory Care, and Skilled Nursing. The project was within an existing two-building community in Rancho Bernardo, North San Diego County, for our client, Five Star Senior Living. Our scope of work included modifying existing areas for improved function and accessibility, including energy and lighting upgrades. The remodel focused on a new brand aesthetic for all common and community areas, as well as all amenity spaces in each building, from the office areas to the bistro to restaurant-style dining and activity spaces to a full-service hair salon and outdoor patios, comprising more than 30,000 square feet. Our design reinvigorated both residents and their guests by creating a warm, inviting environment where seniors of all abilities and interests could thrive. We honored and respected those who made this community their home by incorporating innovative, evidence-based approaches to health and wellness, combined with a home environment that delivered a safe and enriching experience.</p>

										<content:encoded><![CDATA[<p>Dorn Platz Properties saw potential in reusing an abandoned newspaper printing plant. We transformed the derelict production area into a vibrant, pedestrian-focused mixed-use development for people to live, work, shop and play in.<br />
Property management company Dorn Platz Properties wanted to evaluate the possibility of recycling a former LA Times facility for office, retail and residential purposes. The existing building is a relic of the industrial age of information organized to support a linear production process. Our design repurposes the hulk-like production facility as part of an overall master plan that transforms the campus into a hip, industrial and vibrant mixed-use development that exponentially increases the value of the unused space. Named Times2, the plan evokes the lively collection of different uses found at Times Square, New York.</p>
<p>The proposed Times2 795,000 sf Redevelopment Master Plan includes:</p>
<p>375,000sf, 2 and 3-Story Adaptive-Reuse Building (Mixed-Use)<br />
180,000sf, 6-Story Office Building<br />
120,000sf, 4-Story Office Building<br />
120,000sf, 3-Story Residential above 200-Stall Garage<br />
2400-Stall Garage (4 Level Above-Grade, 2 Level Below)<br />
6-Acre Linear Park Amenity</p>
<p>Phase 1 of Times2 revitalizes the existing warehouse / printing / distribution areas of the former production facility into creative office, retail, restaurant and fitness uses. Select penetration and replacement of existing tilt-up concrete wall panels with curtain wall glazing opens the building to the community while the addition of a sky lit-atrium the length of the building creates a centralized “Grand Hall” that optimizes tenant lease depths and maximizes year-round natural daylighting to the interior. Eliminating existing surface parking hardscape reduces heat island effect for the site while allowing for a new 1.6-acre linear park space as the heart of the campus. An outdoor terrace space connecting the mixed-use building and 6-story office building bridges over the linear park to create a campus gateway.</p>
<p>The project employs numerous sustainable strategies in addition to the adaptive reuse of the existing structure. Energy consumption is offset by 36% via a 1.4-megawatt high-efficiency, rooftop solar array. Stormwater is collected and stored onsite with water consumption further reduced by using drought-tolerant landscaping and reclaimed water for irrigation.</p>
<p>Future phases of Times2 include the addition of a progressive, 6-story, Class-A office building that creates a primary gateway for the campus with frontage towards the I-405 Freeway. With the demolition of existing sub-standard facility office spaces, the north end of the campus allows for the creation of a new 4-story, office building and a 3-story, 100-unit residential development.</p>
<p>The result? Our design transforms 397,000 sf of derelict production area into 795,000 sf of vibrant, pedestrian-focused mixed-use space for people to live, work, shop and play in.</p>
